A Section 32 statement, also known as a vendor's statement, contains important information about a property being sold in Victoria.It can include information about the property's title, mortgages, covenants, easements, zoning and outgoings. It is provided by the seller before the buyer signs the contract, and buyers can have the statement reviewed by their own conveyancer or legal practitioner.
Settlement is the point at which the balance of the purchase price is paid, the transfer of ownership is completed and the buyer becomes the registered owner of the property.Your conveyancer or legal practitioner works with the other parties and relevant lender to complete the settlement process. Once settlement has been completed, the buyer can generally collect the keys and take possession, subject to the arrangements for the property.
