No question is a silly one
Property law has its own language. Ask Emma what a Section 32 is and she’ll explain it plainly, as often as you need. You should understand what you’re signing, not just sign it.

She'll tell you what she'd do
Emma doesn’t hand you a list of options. She tells you what she’d do in your position, and why. The decision is yours. You just won’t be making it alone.

She takes it personally
If a clause doesn’t sit right, she’ll ask for it to change. If someone’s holding things up, she’ll chase it. If a point isn’t worth the fight, she’ll say so. You carry the decision. She carries the complexity.

How Emma got here
Emma grew up in Swan Hill and started at a law firm there, then moved to Melbourne for law school and more complex work. In more than nine years, she kept seeing conveyancers, brokers, accountants and agents work on the same move but rarely together. She knew clients deserved better. In July 2024 she opened Mercury Conveyancing. In June 2026 she took full ownership and gave it the name it had grown into: Fourth Quarter.

Growing with Fourth Quarter
Ava joined us in December 2024, when we were still Mercury Conveyancing. She's studying to become a licensed conveyancer and expects to finish in 2027.
